North Richland Hills Fence & Deck is a contractor that provides residential deck building, fence installation, and related outdoor structure services in North Richland Hills, TX and surrounding communities. The services we offer include but are not limited to custom deck design and construction, composite and wood deck installation, fence installation, pergolas, patio covers, screened porches, and related repair and finishing work. All services are subject to a written agreement between us and the customer prior to any work beginning.
Estimates provided by North Richland Hills Fence & Deck are based on information available at the time of the on-site visit or initial consultation. Estimates are not binding contracts. A formal written proposal with a fixed price will be provided before any work begins.
If conditions at the project site differ materially from what was visible during the estimate - such as hidden rot, soil conditions that require additional footing depth, or structural issues not visible at the surface - the final price may differ from the initial estimate. We will notify you of any such change before proceeding with the additional work. You will have the opportunity to approve or decline any scope change before it is carried out.
Prices are subject to change due to material cost fluctuations. Any quoted price is held for the period specified in the written proposal.
Project start dates are scheduled after a signed agreement and any required deposit have been received. We make reasonable efforts to begin and complete work within the agreed timeframe. Delays caused by weather, permit processing, material availability, or other circumstances outside our control may affect the schedule. We will communicate any known delays promptly.
If you need to cancel or reschedule a project, please notify us as early as possible. Cancellations made after work has begun may result in charges for work completed, materials ordered or delivered, and any permit fees already incurred on your behalf. Specific cancellation terms will be outlined in the written project agreement.
We reserve the right to reschedule or suspend work due to unsafe weather conditions, site hazards, or other circumstances that pose a risk to our crew or to the quality of the work.
Payment terms are specified in each written project agreement. In general, a deposit is due before work begins, with the remaining balance due upon completion unless other terms are agreed in writing. We accept payment by check, bank transfer, or other methods specified at the time of the agreement.
Payment is due by the date specified in the agreement. Overdue balances may be subject to a late fee as specified in the project agreement. We reserve the right to suspend work on any project where payment is overdue.
Title to all materials installed at the project site remains with North Richland Hills Fence & Deck until payment in full is received. We may assert lien rights as permitted under TX law in the event of non-payment.
Where required by local ordinance, North Richland Hills Fence & Deck will obtain necessary building permits before work begins. Permit fees are the responsibility of the customer and will be included in the project estimate. We comply with applicable building codes and ordinances in all jurisdictions where we work. The customer is responsible for ensuring that the project complies with any applicable homeowners association rules or deed restrictions. We will assist with preparing documentation for HOA submission but are not responsible for HOA approval decisions.
North Richland Hills Fence & Deck warrants that all work will be completed in a good and workmanlike manner using materials that meet or exceed the specifications agreed upon in the project proposal. Any specific warranty terms, including duration and coverage, will be stated in the written project agreement.
Manufacturer warranties on materials (such as composite decking boards or hardware) are separate from our workmanship warranty and are governed by the respective manufacturers. We will provide you with any applicable manufacturer warranty documentation upon project completion.
Our warranty does not cover damage caused by misuse, improper maintenance, modifications made by others, acts of nature (including but not limited to extreme weather, flooding, or ground movement beyond normal seasonal variation), or normal wear and tear. The website and any information provided on it are offered "as is" without any warranty of any kind.
To the fullest extent permitted by law, North Richland Hills Fence & Deck and its owners, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from the use of this website or from any services provided, even if we have been advised of the possibility of such damages.
Our total liability for any claim arising out of or related to services provided under any project agreement will not exceed the total amount paid to us under that agreement. This limitation applies regardless of the form of the claim, whether in contract, tort, or otherwise.
